I just made an offer on a short sale in Columbia, SC. Accu Bank is the mortgage holder, and I’m just wondering how long I should expect it to take for them to process the offer.

I submitted an offer on a REO(bank owned) house in Southern California.
The bank counter offered.
I accepted the counter offer and signed the counter offer addendum and emailed back to the bank(listing agent).

Afterwards I drove by the house and saw few interested people looking at the house. I talked to them and they told me that when they called the listing agent, the listing agent told them that they already have multiple offers and they’re free to submit an offer.

With above said, can the bank reject my signed counter offer and go for a better offer?
Escrow has not opened yet.

I sent the counter offer addendum via email early last week.
Actually my buyer’s agent sent it for me via email.

Also when the counter offer was sent to me via email PDF file, I printed it out, signed it and translated to PDF file again and sent it to bank via email.

also the listing agent’s secretary verbally told my buyer’s agent over the phone that they accepted our offer. With this said can the bank still back out of this deal and sell the house to a higher bidder?

My husband and I are trying to buy a short sale. Everything was in order, except by time everything was ready to close, the lean release on the 2nd mortgage from bank of America had a date that had expired…we only need that same paper with a different date to close, but no one can get a hold of them. Our mortgage will expire after friday, so we are really desperate to get this letter!

This house was listed yesterday and is a bank owned home through Wells Fargo in Riverside County, California. It is listed at $222,000, about $33,000 under current market value. We put an offer in at $228,500. It also says in the Agent Remarks that there is a $1000 bonus if under contract by 6/30/2008 and escrow closes. We are also pre-approved through FHA!!

I know the banks are overloaded with REO’s, but is there any chance they want to unload this house quickly based on the fact they are giving a $1000 bonus if under contract by 6/30/2008??

Any advice is greatly appreciated! As we have been looking since February. Pretty much all Short Sales except this one.

They are offering the $1000 to my agent if under contract by 6/30/2008 and she will get the $1000 when escrow closes.*just to clarify*

We also offered $6,500 more than the asking price because the house is priced $33,000 less than current market value. So we thought we should make a good offer. So they won’t reject it and we absolutety LOVE this house!!

I own a bottom unit. The above is leaking from rains and its bad enough that my tenants note soft sheetrock on the ceiling and leaking when raining. The above unit has been vacant for months and the bank that owns it is a private bank with no public REO division to speak to. This creates great liability all the way around. Tenants have a small child. Mold only takes 72 hrs from what I hear. The HOA is a joke. I live too far away to be involved. How do I contact the bank (i’ve tried online inquiry on their site & calling). This is a west coast property owned by Bank of New York and the foreclosed loan was only for 105K…so like they care! I’m on the Management company like a massive squeeky wheel…Ideally I’d like to throw the bank a bone to take this problem off their hand and deal with the unit repairs myself and flip the top unit……the management co. maybe thinking the same thing and moving slower than is acceptable to accomodate me and my tenants…. Any Ideas?
